In order to obtain a US mortgage you will need a deposit of at least 25% in most cases, this will ensure you of a non-status mortgage. What is required on the application is :

• Your personal information: name and address (if less than 2 years previous address), Date of birth, phone number, fax & e-mail. Your current property value, current mortgage and length of ownership;
• Work history for primary wage earner, current employer, position, monthly income and length of time at job;
• Co-borrower - same as above;
• Do you have a US bank account? If not Tri-Forbes can assist you with opening a SunTrust Bank account which facilitates internet banking;
• Copy of passport/drivers license identification notarized (please see Tri-Forbes link to find the nearest notary public in your area).

Foreign National Jumbo Construction Loan

• Up to 75% loan to value with proof of income (full documentation), must be a strong borrower
• 60% loan to value stated
• 3,5 or 7 year fixed term
• No prepayment penalty available
• Interest only available
• Debt to income up to 45%
• Must be a second Home
